How it works.
The first step starts with a consultation with one of our team to discuss your end goals and answer your questions. This is either conducted over the phone, video conference or over a coffee.
From there we will outline the subdivision process and provide you with a fee for our services.
Following receipt of a signed agreement we will commence due diligence works with our specialists, visit the site and begin to work through the relevant subdivision consent matters. Our approach is to leave nothing to chance and will therefore will conduct an in-depth due diligence investigation to ensure that potential fishhooks are avoided from the very start.
Once the specialist investigations are completed we will arrange for the lodgement of a subdivision application with the relevant local authority. Approval of the subdivision consent is undertaken by a 3rd party and therefore timeframes can vary however experience indicates that this will take 2-6 weeks.
Once we have your subdivision consent in hand legal and survey works will be undertaken by our expert team. The lodgement of new title plans with Land Information New Zealand (LINZ) will be undertaken and the second round of approvals from the local authority will be sought.
Whilst it is our aim to avoid any physical works in order to keep the cost of the subdivision to a minimum for you this cannot always be achieved. In such cases we will discuss with you the nature of works, costs and timeframe. Thereafter we will manage the Council approval process to achieve certification of the subdivision consent being met in order to allow the release of your new titles.
